Introduce a good mortgage broker who matches the customer with a lender on a lower interest rate, and suddenly, the numbers work.

The timing of the number can also have a big effect. For example, a vendor with a capital gains liability who exchanges before June 30 will have to pay the tax on his gain in just a few months, while if he waits just one day and exchanges on July 1, he gets a whole 18 months or more to pay the taxman.
